Safety & Risk
In an effort to minimise risk and insurance costs associated with a self build, we ensure that all of our projects adhere to industry safety standards and that all requirements are in place before building commences. If a safety officer if deemed to be required this can also be arranged. The team will ensure that all contractors adhere to a clean as you go policy, maintaining a tidy work site. Precautions that are deemed required to prevent harm or theft will be initiated and site safety assessments will be conducted.
Costings
Before building begins, we develop a thorough cost for all elements of the build. This means getting fixed rates from all trade contractors and building suppliers to ensure the project maintains timelines and expenditure. The principle driver of an increase in costs are changes to the original design and materials, this is known in the construction industry as scope creep. Any such occurrence will be captured under change management and if additional costs are envisaged these will be managed very closely with the client.
Site Management
On behalf of our clients, we carry out regular site checks to ensure that all work carried out by trade contractors adhere to the necessary building requirements and standards.
Time Management
A comprehensive project plan will be initiated to ensure that a project stays on track. Our experience has identified 5 key phases that are essential to a build, and key milestones associated with these building phases will be constantly tracked on the project plan.
Quality
We aim to guarantee high-quality builds that are safe and delivered on time. We only work with subcontractors who have a proven track record working at their trade and who work to the highest safety and professional standards.
Cost Transparency
When partnering with us, we give clients access to all purchase invoices for labour and material costs which are incurred during the building process. This provides total transparency on all project costs. We verify all invoices, before advising the client to proceed with any payments.
Regular Report
Throughout the building phases, we carry out routine cost and timeline evaluations and offer future cost projections. This guarantees that the project remains on budget and on schedule.
Change Management
As the project develops, it's common for clients to request additional adjustments, and this is normal. As the project develops, requirements that were not envisaged at the start of the works may be necessary. If adjustments are needed by the client or additional engineering solutions are deemed necessary, the team will always endeavour to adopt and negotiate for solutions at a reasonable cost.
