1. How does it all work?

If you would all like to take advantage of the savings offered by building direct labour but feel you need assistance and guidance, we can help. Also, if it's difficult for you to allocate the time required for a self-build, we have solutions. When partnering with AoK PM Solutions, you obtain a dedicated project manager for a fee to oversee all aspects of the building construction and fit-out of your home project. The project manager will serve as your direct point of contact for all work. This includes helping to plan, organise, and manage all of your requirements. The project's initial phase will be an in-person meeting to set out key objectives, costs, and planning authority requirements.

To help you to obtain the best costs and provide full transparency, the labour and material requirements are itemised for the construction process and put out to tender to approved contractors and suppliers. The aim is to obtain three quotes to allow us to compare and examine the current market for value without compromising quality. Our frequent interactions with suppliers and contractors ensure that you are always purchasing materials and services at the best up-to-date prices. This can result in substantial savings throughout the project. The project manager will oversee all of the contractors, making sure they finish their tasks on time and to the highest standards.

An important consideration is the production of a payment schedule. This will be created for suppliers and contractors so you are aware of when payments are due. Regular progress and cost reports will also be generated by the project manager to help you maintain control over the build. In addition, we can arrange and set up a safety officer and insurance cover for the client if required. Additionally, in order to give you enough time to make critical decisions, the project manager will help you choose and/or source relevant construction finishes. The project manager will also manage and coordinate the contractors through this demanding fit-out phase to ensure that the project is completed to your desired standards. 2. How much can I save?

Self-build projects can on average save homeowners 20-30% and this is an accepted and recognised level of saving. The scope of the work that you require us to manage will determine our costs. The scope can include a full turn-key project, a furnished finish, or a builders finish and can also include landscaping and the planting of trees.

3. What am I getting for my money?

We work closely with all our clients to make their budget works hard for them. Identifying client prioritises in order to make the project as practical as possible for the budget available. We work extensively with all contractors and suppliers to ensure the best possible outcome for our clients. This focus on communication minimises any misunderstandings between the client, trades and management of the build.
